Process
What to expect, start to finish.
Most problems on a construction project come from unclear scope and unclear communication. Our process is built to remove both before anything is demolished.
-
Conversation
You tell us what you want to accomplish, where the property is and the timeline you have in mind. We tell you candidly whether it is a fit and what the realistic range looks like.
-
Site visit
We walk the property, take measurements and photos, and identify anything that will affect scope: structure, systems, access, permitting.
-
Scope and proposal
You receive a written proposal with the work broken out by trade, labor and materials. Open items are flagged as such rather than buried in an allowance.
-
Agreement and schedule
A construction agreement, a payment schedule tied to milestones, and a start date. Selections are finalized before we order materials.
-
Construction
Owner-led project management, a shared project record with schedule and photos, and change orders in writing before any extra work begins.
-
Closeout
Final walkthrough, punch list completed, inspections closed, and your documentation handed over.

Tell us about the project.
A short description, the location and a rough timeline are enough to start. We will reply with next steps, usually within one business day.
